MorganSullivan to merge with SullivanKreiss

MorganSullivan hereby announces that the firm will be merging with SullivanKreiss, Inc. and will operate as, SullivanKreiss, Inc.

The combined operations will be headquartered in Northborough, MA,with a branch offiice in Chicago, IL.

The new entity will operate as SullivanKreiss and existing MorganSullivan projects will continue uninterrupted under the SullivanKreiss name.

MorganSullivan newsletter subscribers will begin receiving the SullivanKreiss newsletter and the MorganSullivan publication will be discontinued.

As always, subscribers will continue to have the option to opt out of the SullivanKreiss newsletter by clicking the opt-out link at the bottom of the publication.

NBER reports that US has been in recession since December, 2007

According to the attached article from the Wall Street Journal, the US has been in recession since December, 2007.  This is consistent with what we’ve been hearing from people working in the construction and real estate industries. 

The subprime problem in the residential housing market led to tight lending and virtually no activity in the Commercial Mortgage Backed Securities Market and the result has been a slowdown in commercial and retail real estate and construction.

Good buys available for commercial real estate investors

According to the attached article by Steve Brown in the Dallas Morning News, the lines to purchase commercial real estate properties are very small.  The credit crunch has limited qualified buyers to people who have cash.  Because they represent a small pool of investors, cash buyers are expecting deals in this market.

The attached video features Robin Wilson of Meridian Builders and Developers.  The contractor offers great points on how to hire the right people and thenempower them with responsibilities.  Key points include:

Get it right at the interview process.  Taking the time to hire good people during the hiring process can avoid lots of headaches down the road and it starts with the interview process.   Ask questions and make sure new hires are a good fit for the organization. 

Empower employees with responsibilities.  Leaders who did their homework up front by making the right hires now have to let these key people perform.  Empower and trust these people and see them grow. 

Continue to delegate.  Wilson clearly points out in this video that Delegating tasks to good people allows managers to focus on growing the business.

Telephone ettiquette

Getting people to return phone calls in this economy can be a real challenge for marketers of real estate and construction services.  It’s not easy, but there are a few common sense things that may help when leaving voice mail messages.  

Be brief.   Leave a long winded message and see it get deleted.  People have busy schedules. Get to the point quickly and improve your chances that they’ll return your calls.  
 
Speak slowly and clearly.  Ever get a message where someone races through the phone number? It’s really
annoying for the receiver to have to replay the voice mail message several times just to figure out the caller’s phone number.  Speak slowly and clearly and make it easy for people to return your calls.  
 
Always leave your phone number. Even if you know that the person you’re calling already has your phone number, leave your phone number again.  Don’t assume they have caller id.  Failure to leave your phone number will often require the message receiver to go and find your phone number.  Do this and reduce your chances that people call you back. 
 
Make it convenient and easy for the person to call you. Give a variety of times they can reach you. The telephone tag game is alive and well in real estate and construction and it’s a big turnoff.  It’s also rude to ask them to call you back at a specific time. Give the person some choices and reduce the phone tag fiasco.  
 
The above tips may sound like common sense, but it’s amazing how often they’re ignored.  It’s tough to win new work in this market, There are a lot of contractors fighting for a significantly smaller pool of projects and simple tasks like these can make the difference in winning versus losing new projects.

Social Media cannot replace Face to Face Networking

Social Media are great tools for marketers of construction and real estate services because they capitalize on the power of word of mouth marketing.  Even though they’re  excellent tools that should be part of the overall marketing strategy for real estate and construction companies, social media will not replace good old fashioned face to face networking.
